The bureau specializes in commercial real estate, namely HoReCa facilities, retail, public and office spaces. We perform a full range of work from pre-project analytics to the implementation of construction documentation. If appropriate, we connect related specialists to the work, cooperate with graphic designers, furniture manufacturers and suppliers. To achieve a high quality of project implementation, we provide author's supervision of construction.

Pre-project analysis

It’s necessary to reduce investment risks while choosing commercial real estate for rent or purchase. We help to create a task program, visit the selected properties, prepare test layouts and a report in which we recommend the best option.

Interior Concept Development

It includes an architectural and planning solution with optimal usage of space and taking into account the restrictions of the construction site, basic spatial ideas, references, color scheme and a list of essential materials. It’s required for preliminary approvals with the building owner and operating organizations. The final documentation includes the arrangement of furniture and equipment, the intended decoration, the area of the premises and the necessary explications.

Design Development

It is a complex of interior decisions, detailed descriptions of interior, finishing, lighting and furnishing solutions related to structural solutions and building engineering systems. It’s required for final approval with the building owner and investors. It comprises 3D interior visualizations, layouts and schemes, a list of finishing materials and specifications for lighting, furniture and equipment.

Construction Documents

A complete set of drawings for all sections, including engineering, as well as dimensional drawings of custom-made products for manufacturing. On the basis of these materials, it’s possible to carry out construction, installation and finishing works.

Architectural Supervision

After the start of construction, installation and finishing works, we provide author's support, controlling the earlier design decisions. This ensures that the work is carried out in strict accordance with the working documentation. We check the quality of work, finishing materials, design and engineering solutions, recording the results in the author's supervision journal. Based on the results, we participate in the acceptance of the works performed and prepare a list of defects and deficiencies.
